LaSalle recapitalises China multifamily portfolio via preferred equity deal with insurer unit
LaSalle Financial investment Management has concluded a recapitalisation of a multifamily residential accounts in Shanghai, coming back its initial invested in funding and developing liquidity.
Meanwhile, Cozi Xinjiangwan has more than 620 rooms and was produced by transforming three blocks– totalling about 283,080 sq ft of space– of a development for property use, after the buildings were purchased for an undisclosed quantity.
In an April 29 statement, the Chicago-headquartered firm claimed it maintains majority ownership in the recapitalised framework and will continue to take care of the possessions via its multifamily operating platform and continued rental brand Cozi.
LaSalle, a subsidiary of property consultancy JLL, is a real estate financial investment supervisor whose international client base includes public and private pension funds, insurance companies, governments, companies, endowments and private individuals.
Selena Shi, executive of China at LaSalle, incorporated that carrying out the offer required “deep neighborhood understanding, strong relationships and cautious sequencing”, and enabled the firm to progress its approach “in such a way that is connected residential institutional requirements with our goals as foreign investments”.
Cozi East Bund, with about 360 spaces and covering around 123,000 sq ft, was formerly the 22-storey Huangxing Establishment that the fund manager had gotten for RMB253 million ($47.3 million), Mingtiandi mentioned.

At first acquired as office buildings, both of these real estates were later repositioned as multifamily units under a value-creation strategy. They are currently secured at a typical occupancy of 95%.
In 2024, the firm released 2 extensive rental property plans– Cozi East Bund and Cozi Xinjiangwan– in the Yangpu area, after having actually transformed them from business properties.
The April 29 launch indicated that the favored equity framework permits domestic financing to be injected right into the existing financial investment without LaSalle relinquishing its majority risk, which means the business can continue to take part in the account’s lasting upside.
The transaction, carried out on behalf of LaSalle Asia Opportunity Fund VI, involved the issuance of preferred equity interests to a new fund vehicle regulated by China Life Capital. The last is a wholly-owned branch of China Life Insurance Company, a major Beijing-based, state-owned insurance provider.
The multifamily account comprises two leasing apartment assets– totalling 997 units and 37,726 sq m (406,079 sq ft) in mixed gross flooring location– in Shanghai’s Yangpu area.
Steve Hyung Kim, incoming head of Asia Pacific at LaSalle, said the recapitalisation displayed the business’s capability to “produce liquidity in the present setting, via disciplined structuring and deep connections with domestic resources associates”.
