Potential BTO at Kallang Basin Swimming Complex, St Wilfred Sport Centre sites likely to be Plus flats: ERA Singapore
The Kallang Basin ActiveSG Swimming Facility and the St Wilfred ActiveSG Sports Centre will cease uses permanently in the second part of 2025. On June 13, URA, HDB and Sport Singapore together announced the closure of the facilities upon their lease expirations. The Kallang Basin complex, found on Geylang Bahru Lane, is going to shut on Sept 1, and the St Wilfred center on St Wilfred Road is going to close on Oct 1.

The intentions to seal the Kallang Basin and St Wilfred sports centers for redevelopment are reasonable, given that both sites are significantly older compared to many other sports complexes, observes Eugene Lim, main executive officer at ERA Singapore. “It makes sense for the locations to lead the way for much better land use, specifically given that they are located rather near to the city center,” he includes.
Meanwhile, the St Wilfred Sport Centre is a 10-minute walk from Boon Keng MRT Stop. It stands near St George’s Road, where most of the remaining HDB flats go back to the 1980s, according to Lim.
Locals will definitely have connectivity to a new Sport-in-Precinct facility in close-by Kolam Ayer, which is set to launch at the end of the year. On the other hand, plans to present public housing at the two sites are currently being studied, according to the agencies.
Lim assumes that near future Build-to-Order (BTO) ventures at the place could be marked as Plus flats due to their closeness to town and services. Plus flats have tighter resale limitations compared to Standard type flats, consisting of a longer minimum occupation phase of ten years and restrictions on renting out the flat.
He forecasts the future BTO job at the site could include a mix of two- to four-room flats. “The close-by sites have a plot proportion of 2.8, and assuming a quite similar plot ratio, we may see some high-rise BTO condos, potentially up to 36 floors,” he includes.
The Kallang Basin Swimming Facility spot is throughout walking distance of Geylang Bahru MRT Station and the Geylang Bahru Market and Food Centre. Lim indicates that a lot of the public real estate blocks in the Geylang Bahru area were built in the 1970s, indicating a desire for brand-new advancements that will certainly revitalize the area.
